CZECH REAL ESTATE CONSULTANCY SPACE BROKERS EXPANDS ITS TEAM TO SLOVAKIA   

Space Brokers, a Czech real estate consultancy company focused on commercial real estate, is expanding its team in Slovakia with 2 senior consultants after an extremely successful first year. The new colleagues Martin Varačka and Martin Šafárik are responsible for commercial property leasing in Slovakia. At the same time, Lucia Voslářová joins Space Brokers as Marketing Director for the Czech Republic and Slovakia.

"We focus on the industrial real estate market, whose growth has not been halted by the coronavirus pandemic; on the contrary, there is still an excess of demand over supply. In the past 14 months alone, our company has brokered leases for a total of 160,000 sqm of modern warehouse and manufacturing space across the Czech Republic. Among our largest transactions were Crussis leases (21,000 sqm at Prologis Park Úžice)
and Rohlik (13,500 sqm at Prologis Park Chrastany). Especially in the Prague and Central Bohemia regions, where there is no vacant space available for lease, these were renegotiations," adds Jana Slavíková, partner at Space Brokers.

 

"We are also observing trends in the Czech industrial and logistics real estate market, including a lack of vacant land for new construction, innovative redevelopment of brownfields and steady rental growth in Slovakia. In 2020 and 2021, most developers have focused on leasing their existing parks and acquiring land for further development. In the second half of 2021 and especially in the first quarter of 2022, we have seen new players entering the market and higher transaction activity, which has started to reduce the average vacancy rate of Slovak industrial properties. In our view, there is still a lack of modern city logistics supply in regional cities to cover the demand for warehouse units up to 1,000 sqm," Martin Varačka, partner at Space Brokers in Slovakia, assesses the current Slovak industrial real estate market.

She has been marketing commercial real estate since 2014. Previously, she worked in an international real estate company, where she was responsible for, among other things, coordinating marketing activities,creative development of B2B retail marketing for the Central and Eastern Europe region. Through her work, she has been instrumental in winning a number of important mandates and clients in the retail sector.
